Can I use a bridge loan for a stabilized cash-out?

Short answer

Yes, bridge can fund stabilized cash-out when permanent execution is rate-locked but timing-constrained, when the sponsor wants exit flexibility on a near-term sale, or when refinancing in-place debt with heavy prepayment friction. Pricing is wider than perm but the structural flexibility justifies the premium for short holds.

When does it beat permanent debt?

Sponsor planning to sell within 24 months: avoid the permanent loan's prepayment penalty and lock cost. Existing loan with steep yield maintenance: bridge bridges to defeasance window. Asset undergoing minor reposition that will lift sale value: avoid sizing perm to current NOI when stabilized NOI is materially higher.
