Estimate loan proceeds
Enter your assumptions. The figures shown are an example, not a lender quote.
Upper end of the illustrative range. The shortest bar sets the limit.
Uses your inputs and the assumptions listed below. These are calculations, not lender terms.
This example uses coverage ratios of 1.25x to 1.35x, debt yields of 8.5% to 10%, and loan-to-value ratios of 60% to 70%. Actual lender requirements differ. Changing the assumed rate changes the coverage calculation; it does not obtain a quote.
Start 9 to 12 months out
Agency lenders rate-lock 60 to 90 days before closing, and most refinances take 45 to 75 days from a complete package. Starting early leaves time for a competitive process and a fallback if the first answer is a paydown.
More: refinance by property type, the 2026-27 maturity wall, forbearance vs. modification.
Frequently asked questions
What happens if a commercial loan matures and I can’t refinance?
The loan is in maturity default. Lenders may agree to an extension or modification, often with a paydown, fees, cash management or higher rate; CMBS loans move to the special servicer. Starting 9 to 12 months early keeps refinancing, extension and recapitalization all available.
Should I extend or refinance?
Compare the extension’s full cost (fees, paydown, rate, cash trap) with what a new loan sizes to today. If the property is close to stabilizing, an extension or short bridge can be cheaper than locking in permanent debt on today’s NOI.
Why is my new loan smaller than my old one?
A higher interest rate, lower appraised value or tighter coverage requirement can reduce loan proceeds. Compare the new underwriting with the existing loan to identify what changed.
