Draw conditions, required borrower funding and repayment terms are set in the loan documents.
Start with the full project budget
Land, construction, soft costs, financing costs, reserves and contingencies all need funding. We assess the proposed loan and sponsor contribution against the full budget and schedule.
Know what must happen before funding
Entitlements, permits, construction contracts, contractor qualifications, equity funding and third-party reports can affect availability. Clarify which requirements apply at closing and which apply to later draws.
Compare draw and guarantee terms
Review retainage, inspections, change orders, contingency use, interest reserves and cost-overrun provisions. Understand the scope of completion and repayment guarantees and any conditions for reducing them.
Work backward from repayment
The projected sale or permanent refinance should be considered alongside construction and lease-up timing. Stress the plan for slower leasing, higher costs or lower proceeds from the next loan.

A committed loan and available cash are different things
Construction proceeds are usually advanced as work progresses under the agreed draw requirements. The owner needs to understand the order in which sponsor funds and loan proceeds are used, which costs qualify and how inspections, retainage or disputed change orders affect payment timing.
We review the development budget and proposed funding schedule together. The analysis includes contingency, interest carry, lease-up and the cash needed if the project takes longer than planned. Lender discussions can then address the funding requirements that matter to the actual construction schedule.
