Frequently asked questions
What does MCM do?
We arrange commercial real estate debt and provide sponsor consulting, including underwriting, financial modeling, transaction materials and reporting.
Do you raise equity or find investors?
No. MCM does not conduct fundraising, solicit investment commitments or receive equity-placement fees. Sponsor consulting covers analysis and transaction support.
How does the sale-leaseback program work?
A principal-side affiliate evaluates purchasing operating real estate and leasing it back to the business. The affiliate acts as a prospective buyer and landlord; see Real Estate Capital Partnerships for the program.
When is the debt placement fee payable?
Our debt placement fee is agreed in writing and due only if the loan closes. Lender fees, legal expenses and third-party reports are separate. Consulting assignments have their own scope and compensation.
What should I send first?
Send the property address, a summary of the financing need, your timing and any available operating statements, rent roll, budget or existing loan information. Start with what you have.
How long does financing take?
Timing depends on lender review, the property, sponsor, reports, documentation and outstanding conditions. We discuss an estimated schedule after reviewing the request and update it as the transaction progresses.
What is debt service coverage?
Debt service coverage compares underwritten income with required debt payments. For example, $125 of income divided by $100 of debt service is 1.25 times coverage. Confirm the lender’s definitions and assumptions.
What is debt yield?
Debt yield is net operating income divided by loan amount. It does not use the interest rate or appraised value, but it changes when income or debt changes.
Are the rates on this site lender quotes?
No. The benchmark page shows dated official observations. A lender quote depends on the particular financing request, underwriting and proposed terms.
What happens when a loan matures?
The amount due is determined by the loan documents. Review refinancing, repayment and any extension rights before the deadline. A lender extension or replacement loan should not be assumed.
