The steps overlap as lenders review the request and the transaction develops.
1. Compile materials
We discuss the property, your plans and the timing. Then we collect the financial statements, rent roll, existing loan information and other materials needed to assess the request. Start with what you have; we will identify what is missing.
2. Analyze the financing
We review cash flow, value, the proposed budget and the repayment plan. We assess loan proceeds, terms and potential obstacles before putting the request in front of lenders.
3. Approach lenders
We prepare the financing package and contact lenders whose programs fit the property, business plan and sponsor. We coordinate questions and follow up on proposals.
4. Compare and negotiate
We compare proceeds, pricing, fees, recourse, prepayment and other terms. We help you weigh the tradeoffs and negotiate with the selected lender.
5. Coordinate closing
We work with you, the lender, counsel and third-party providers to track diligence, documentation and outstanding items. We review changes to the agreed terms as the transaction moves toward closing.
What to send us
A property address, a summary of the financing need, your timing and any financial materials already available. The financing documents checklist covers the usual requests by transaction type.
How we are paid
Our debt placement fee is agreed in writing and due only if the loan closes. Lender fees, legal expenses and third-party reports are separate. Consulting scope and compensation are set out in the engagement agreement.
