Bridge fits already-built assets that need reposition, lease-up, or capital-expenditure execution before refinance into permanent debt . Construction-to-perm fits ground-up or substantial-rehab projects requiring formal construction draws and completion guarantees. The two products serve different value-add stages and rarely substitute for each other.
When does bridge work?
Acquired multifamily that needs interior renovation, lease re-leasing at market rents, and 12 to 24 months to stabilize. Office repositioning following tenant turnover. Hotel renovation following a brand-mandated property improvement plan. The asset is already income-producing, even if below stabilized.
When does construction-to-perm work?
Ground-up multifamily, office, or industrial development. Substantial rehab where the asset will not produce income during the renovation period. Anything requiring formal construction draws, lien waivers, and inspector oversight. The structure pre-locks permanent take-out at construction close.
