Run separate bake-offs when the property is clearly non-stabilized and needs 12-to-36 months of repositioning before perm execution is achievable. Run a combined process when the deal is borderline-stabilized, invite both bridge and perm lenders, compare proceeds and structure across both, and let the sponsor choose the right execution.
Two patterns and when to use each
Separate bake-offs: appropriate when the property requires meaningful value-add work (occupancy below 75%, cap-ex spend exceeding 15% of basis, lease-up or repositioning with a defined plan). The bridge bake-off targets debt funds, mortgage REITs, banks with bridge platforms, and specialty bridge lenders. The take-out perm bake-off runs 12 to 18 months later when the property has stabilized and the financials support institutional perm execution.
Combined bake-off: appropriate when the deal is borderline (occupancy 75% to 92%, modest cap-ex, light value-add story). Inviting both bridge and perm lenders into the same process produces side-by-side comparison: the bridge gives higher proceeds and IO at higher coupon; the perm gives lower coupon at lower proceeds and may require an interest reserve to bridge to stabilization. The sponsor picks the execution that fits the business plan.
Hybrid pattern: bridge-to-perm with a forward rate-lock. When the sponsor's plan is to stabilize and refinance within 18 to 24 months and the rate environment supports a forward, a forward-locked perm at the bridge closing locks in the take-out. This is a niche execution available from a thin lender options but worth bidding when the math works.
