Ask what is included
Work may include underwriting, compiling materials, lender outreach, comparing term sheets, negotiating terms and coordinating closing. Ask who handles each part and who will be your point of contact.
Read the compensation terms
Confirm the amount or calculation, the event that makes a fee payable, any third-party compensation and which expenses are separate. Firms use different engagement terms; the agreement governs.
MCM debt placement fees
Our debt placement fee is agreed in writing and due only if the loan closes. Lender charges, legal expenses and third-party reports are separate. Sponsor consulting has its own agreed scope and compensation.
Compare the work behind the title
Broker and advisor are labels; the engagement defines the work. One assignment may involve introducing an owner to a lender. Another may include rebuilding the financial model, preparing the lender package, running a lender search, negotiating competing proposals and coordinating outstanding closing items. Ask what is actually included.
A useful proposal names the deliverables and the people responsible for them. It should also explain how the firm handles lender compensation, third-party expenses and work outside the original scope. Compare proposals using the same financing need and expectations.
Read the fee calculation as carefully as the rate
Check whether the fee is calculated on the initial advance, the total commitment or another defined amount. That distinction matters for construction and renovation loans with future funding. Also read any exclusivity or post-engagement provisions so you understand which transactions are covered.
For MCM debt placement, the fee is agreed in writing and due only if the loan closes. A separate consulting assignment has its own deliverables and compensation. Those terms should be clear before work begins.
