How does BTR lease-up bridge financing work?

Short answer

BTR lease-up bridge loans fund the gap between construction completion and stabilization for agency takeout. Tenor typically 24-36 months covering 12-18 months of lease-up plus 6-12 months of stabilization runway. Common when construction lender doesn't extend to stabilization.

BTR lease-up bridge structures and execution

Use case: BTR communities deliver in phases over 9-18 months and reach stabilization 6-12 months after final phase delivery. Construction loans typically have shorter tenor than the full lease-up runway. Bridge financing covers the gap from construction completion to stabilized agency takeout.

Tenor structure: typical bridge tenor 24-36 months plus 12-month extension options. Covers final phase delivery, full-property lease-up to stabilization, and 6-12 month stabilization runway before agency takeout.

Sizing: bridge loans typically size to a stabilized debt level, i.e., what agency will support at stabilization. Lender funds the gap between current cash flow and stabilized cash flow as an interest reserve plus future-funding facility.

Phased lease-up accommodation: bridge loan agreements typically have phased delivery schedule and phased lease-up milestones. As individual phases stabilize, they generate cash flow that reduces interest reserve draw. Lenders may step down the interest reserve calculation as stabilization progresses.

Agency takeout coordination: many bridge lenders are also agency-approved DUS or Optigo lenders, providing one-stop bridge-to-perm. Sponsors using separate bridge and agency lenders should align expectations on stabilization metrics, agency timeline (typically 60-90 days), and rate-lock window.
