CMBS is non-recourse with rigid documents and codified servicer mechanics; bank permanent is often partial- recourse with relationship flexibility on amendments and prepayment. CMBS wins on absolute leverage and 10-year fixed-rate certainty; banks win on structural flexibility, lighter prepayment, and ongoing relationship value.
Where does CMBS execute well?
Stabilized cash-flowing assets at 60 to 75 percent LTV that the sponsor wants to lock long, non-recourse, with maximum proceeds. CMBS does not require the relationship banks demand and can serve sponsors who lack a banking footprint with the originating lender.
Where does bank perm execute well?
Lower-leverage requests, sponsors with deposit relationships and broader banking business, deals expected to refinance or sell within 5 to 7 years (where CMBS prepayment friction would be punitive), and any structure requiring custom features banks can grant via committee but CMBS pooling agreements forbid.
