A tenant downgrade widens spreads on existing CTL paper in the secondary market. Pricing is set at lock, but tenant credit is monitored throughout the loan tenor.
CTL pricing mechanics and tenant credit monitoring
Tenor matching: CTL loans typically match-amortize over the lease term. A 20-year lease produces a 20-year self-amortizing loan, and pricing references the tenant's 20-year corporate bond yield. Where the tenant has no comparable-tenor bond, lenders use Treasury + extrapolated spread.
Tenant downgrade impact: existing CTL paper trades in the secondary market. A tenant downgrade widens the secondary spread. A life company holding the loan on portfolio carries a performing commercial mortgage at amortized cost. Secondary-spread widening does not change the borrower's payment or the statutory carrying value unless the loan is impaired or the tenant defaults.
Lock timing: pricing locks at the rate-lock fee payment. Sponsors typically lock 30-60 days pre-closing once tenant credit is confirmed and lender approvals are in. Treasury rate movement during lock window is the sponsor's risk; spread is locked.
