What is the difference between forbearance and modification?

Short answer

Forbearance is a temporary deferral or reduction of debt service with the loan terms otherwise unchanged. Modification permanently restructures the loan, extending term, changing rate, deferring amortization , or splitting the note. Forbearance is faster and cheaper; modification is required when the underlying problem is structural.

When does forbearance fit?

Short-term cash-flow disruptions: post-storm repair gaps, single-tenant vacancy with a documented re-tenanting plan, or a short window before refinance. Forbearance preserves the loan terms and recently lapsed cash flow is paid back over a stated period or at maturity. The loan stays performing on the lender's books in many cases.

When is modification required?

When the deal cannot return to original debt service even after the temporary issue resolves. Persistent NOI shortfall, structural asset repositioning, or refinance impossibility at maturity all require permanent term changes. Modification carries higher fees but creates a sustainable capital structure.
