Underwriting centers on anchor-lease term remaining, sales-per-SF, and anchor go-dark / co-tenancy provisions. Bridges are typically 24 to 36 months with TI/LC reserves for in-line lease-up.
Why grocery-anchored is its own bridge category and what to negotiate
Per NAIOP retail research, grocery-anchored centers have outperformed broader retail through 2023 to 2026 because the anchor format is necessity-based and resists e-commerce displacement. Bridge debt funds and life-co bridge programs treat grocery-anchored as a tier-1 retail subcategory with materially tighter pricing than power-center or unanchored strip.
Anchor underwriting is the deal: lender pulls anchor-lease term remaining (10+ years remaining is the strong-deal threshold), anchor sales-per-SF where reportable, anchor parent-company financial strength, and anchor go-dark / co-tenancy provisions. A grocery anchor with sub-5 years remaining and weak sales-per-SF flips the deal into the unanchored-retail bucket.
In-line lease-up underwriting: TI/LC reserves typical $30 to $70 PSF on inline retail (varies by market), good-news draws tied to signed-lease milestones, leasing-velocity comps off the broker exclusive. Most bridges fund 70% to 75% of stabilized basis on grocery-anchored vs. 60% to 65% on weaker retail subcategories.
Take-out routes: life-company perm is the dominant take-out for stabilized grocery-anchored at 5/10 yr fixed, full-recourse-light or non-recourse, 60% to 70% LTV, debt yield 9%+. CMBS conduits are active on $20M+ deals at competitive pricing. Mixed-use grocery + multifamily on a single parcel may qualify for agency multifamily on the residential portion via a structured agency / first-mortgage split.
