Agency multifamily MBS (Fannie DUS , Freddie K-deals) trade at a spread to matching-tenor Treasury. Widening flows directly into sponsor pricing on new originations because the MBS spread is embedded in the gross note rate.
Mechanics of MBS spread widening on sponsor pricing
DUS MBS pricing is determined by the spread that investors require to buy the security at execution. The DUS lender executes new loans into MBS; the MBS clears at a spread to Treasury determined by investor bidding. That clearing spread plus Fannie's g-fee plus the lender's servicer spread equals the loan rate the sponsor sees.
Track the spread using the agency's published MBS pricing data and the FHFA's monthly multifamily reports. The DUS lender's morning rate sheet effectively quotes the prior day's MBS clearing spread plus a small forward adjustment for any overnight market move.
Practical sponsor planning: monitor MBS spreads as a leading indicator. During spread-widening periods, push for early Index Lock (Freddie) or comparable Treasury-component locks (Fannie) to reduce execution-window exposure. During spread-tightening periods, the opposite logic applies: slow-walking the rate lock can capture the move.
