Short answer
Yes, debt-fund and CMBS bridge senior lenders routinely permit a mezz fill behind their loans via intercreditor. Bank bridge lenders are more restrictive.
How does the structure differ from stabilized mezz?
Both pieces are typically floating-rate, so the sponsor must purchase rate caps that account for senior plus mezz exposure. Mezz interest is often partially accrued because the asset's transitional cash flow cannot service full current pay. The maturity dates align with the senior to force a coordinated take-out.
When does it make sense?
When sponsor equity is constrained and the as-stabilized projections justify the layered cost. Sponsors should model a stress case: if stabilization slips by six to twelve months, can the deal still service combined senior plus mezz current-pay obligations?
