How does SFR securitization work?

Short answer

SFR securitization pools 1,000+ homes into rated bond issuances. Structure mirrors CMBS , multiple rated tranches, master and special servicing, defined-period revolver phase before amortization . Underwriting focuses on rent-roll consistency, vacancy patterns, and per-home capex. Active issuers include institutional SFR aggregators.

SFR securitization structure and rating mechanics

Pool composition: SFR securitization pools typically include 1,000-10,000+ homes from a single sponsor, geographically diversified across multiple metros. Per-home rent typically $1,500-$3,500/month; per-home value typically $200K-$400K.

Tranche structure: similar to CMBS, senior AAA tranche (typically 50-65% of pool value), mezzanine tranches (BBB to BB), and subordinate residual. Senior tranches rated by major rating agencies based on credit-enhancement, geographic diversification, sponsor track record, and operating performance.

Underwriting metrics: cap rate underwritten typically 5.5%-7.5% depending on geographic mix and home quality. Vacancy assumption typically 8-10%. Per-home capex underwritten based on operating data. DSCR typically 1.30x-1.50x at sizing.

Servicing structure: master servicer collects rent and manages routine servicing. Special servicer manages defaults and workouts. Property-level operating manager (typically the sponsor or sponsor affiliate) handles day-to-day property operations.

Tenor: typical 5-10 year tenor with 2-5 year revolver phase (sponsor can substitute homes in/out of pool) followed by amortization phase. Some structures fully amortizing; some balloon at maturity.

Sponsor playbook: SFR securitization is the deepest capital source for institutional SFR portfolios. Requires sponsor scale (1000+ homes typically minimum), demonstrated operating track record, and rating-agency-acceptable property profile. Smaller portfolios use bank or debt fund pool loans instead.
