Three drivers: (1) different reference curves, life-co quotes over Treasury, bank perm over swap, bridge over SOFR , moving differently day-to-day; (2) different lender funding costs and property-type appetite; (3) different bake-off positioning, hungry desks quote tight, busy desks defensively. Same deal can fairly receive 25-50 bps spread across qualified lenders.
What variation tells the sponsor about the lender comparison
Driver 2, funding cost and appetite. Each lender has its own cost of capital. Banks price off their deposit base and FHLB advances; life cos price off their book of policyholder liabilities; debt funds price off equity-investor return targets. Lenders with cheap funding or strong relative appetite for the property type quote tighter than lenders that are full or that are de-emphasizing the asset class.
Driver 3, competitive positioning in the bake-off. A lender that wants the deal, for relationship reasons, for portfolio diversification, or for production targets, quotes tighter than its baseline. A lender that is being asked to quote out of professional courtesy quotes wide enough to lose without offending.
Practical sponsor reading: spread variation across quotes is information about the lender options, not noise. Quotes clustered tight signal a competitive bench; quotes wide of the median signal lenders that don't want the deal. The placement firm's job is to identify which is which and structure the final negotiation accordingly.
When all quotes look similar, that itself is a signal, typically that the deal is well within the institutional fairway and competitive lenders priced it consistently. When quotes are widely dispersed, the deal is at the edge of one or more lender categories' typical box, and the bake-off is providing real price discovery.
