What is the CRE maturity wall?

Short answer

The CRE maturity wall is the rolling stack of commercial mortgages reaching their balloon date in a given period. The 2025 to 2027 wall is the largest in modern history: roughly $957B matured in 2025 and roughly $663B matures in 2026 per the Mortgage Bankers Association's February 2026 outlook.

Why is the wall a topic right now?

Most CRE loans are 5- or 10-year balloon structures. Loans originated 2015 to 2017 (10-year) and 2020 to 2022 (5-year) are now hitting their balloon dates. Many of those loans were originated at rates of 3.5% to 4.5%; refinancing at 5.5% to 6.5% produces refinancing gaps and forces decisions.

The wall is concentrated in office (most stressed), multifamily (largest absolute volume), and retail (most bifurcated by tenant quality and submarket).

What happens at the wall?

Most loans refinance, often with new equity. A material minority sell or work out. The Federal Reserve's Financial Stability Report has flagged CRE, and office in particular, as the most-watched credit category in the bank-loan stack, but quarterly delinquency data per the MBA shows total CRE delinquency below 2% for stabilized property types.
