CRE debt funds as lenders

The bridge bench. Where banks pulled back, debt funds filled in.

Short answer

CRE debt funds, private investment vehicles funded by institutional and HNW investors, dominate higher-leverage transitional bridge, value-add, and construction financing.

What do debt funds execute well?

Bridge and transitional debt: value-add multifamily, hotel reposition, retail re-tenanting, office acquisition with a credible business plan. Higher leverage than banks (70% to 80% LTC), faster term sheets (often within a week), willingness to size to forward NOI rather than trailing.

Larger-balance bridge ($25M+) where the deal needs balance-sheet flexibility. Construction with completion guarantee from sponsor in lieu of full recourse. Specialty asset classes (single-family rental portfolios, niche commercial) where bank credit boxes do not fit.

What is the trade-off?

Exit certainty. Debt funds underwrite to a defined exit. They want to know how they get paid back. Bridge with no clear take-out story is hard to finance even with a debt fund.

Current 2026 pricing benchmarks

Add origination 1.0% to 2.0%, exit 0.25% to 1.0%, and SOFR cap cost (varies sharply with strike and tenor) for the all-in cost over a typical 24-month hold.

Decision-maker access

The decision-maker is the fund's investment committee or, on smaller-balance debt funds, the principal directly. Production officers carry the borrower relationship; credit decisions sit with a 3- to 5-person investment committee that meets weekly.

Sponsors with multi-deal histories at one debt fund typically reach the principal directly. New sponsors clear the IC by presenting cleanly: business plan, exit certainty, sponsor liquidity, asset specifics, and a clear answer to the question 'how does the fund get paid back?'.

Frequently asked questions

How fast can a debt fund close a bridge loan?

30 to 60 days from signed term sheet. Faster than bank perm or agency. The trade-off is higher pricing and tighter exit underwriting.

Do debt funds require recourse?

Most institutional CRE debt funds offer non-recourse on completed/stabilized bridge with bad-boy carve-outs, and require completion guarantee (not full recourse) on construction. Smaller-balance debt funds are more variable.
