Creative financing solutions
Some transactions need more than a conventional first mortgage. We evaluate alternatives such as seller financing, loan assumptions, mezzanine debt, staged funding, portfolio financing or a revised project budget. We compare their costs, obligations and effect on the business plan.
Real Estate Capital Partnerships
Through a separate principal-side affiliate, we evaluate purchases of operating real estate that can be leased back to the business. The affiliate acts as a buyer and prospective landlord. Learn about the sale-leaseback program.
Start with the property and the decision
Tell us what you own or plan to acquire, what financing or analysis you need and when you need it. We will discuss the next step and the materials needed to evaluate it.
Start with the decision in front of you
An acquisition needs a financing plan that works with the purchase agreement and the cash required at closing. A refinance starts with the payoff, the property’s current income and the next ownership period. Development financing connects the budget and draw schedule with completion, leasing and repayment. We organize the assignment around that specific decision.
The first conversation should establish what you own or plan to acquire, what you want to accomplish, the timing and what could prevent the transaction from moving forward. From there, we identify the analysis and materials needed to approach lenders or complete a consulting assignment.
What you should be able to compare
A useful financing comparison shows more than rate and proceeds. We examine cash required at closing, recurring payments, reserves, recourse, future funding, prepayment and the conditions that remain unresolved. The purpose is to make the choice understandable before the borrower commits to a lender.
For sponsor consulting, the deliverable may be a financial model, a transaction memo, a development forecast or reporting for existing stakeholders. The scope follows the question the sponsor needs answered, with the assumptions and findings explained in writing.
