From site control to stabilized perm, hyperscale data centers typically take 36 to 48 months. Site control plus interconnect application takes 6 to 12 months. Construction debt closing plus groundbreaking takes another 6 to 12. Construction draw runs 24 to 36 months. Stabilization and takeout to perm runs another 6 to 12. The utility interconnect calendar drives the critical path.
Stage by stage
Stage 1: site control and interconnect application (6 to 12 months). Option or purchase the land, file the utility interconnect application, begin entitlement work. Stage 2: debt and equity raise plus tenant lease negotiation (3 to 6 months running in parallel with Stage 1). Stage 3: construction loan closing and groundbreaking. Stage 4: construction draw period (24 to 36 months for shell, MEP, and commissioning). Stage 5: substantial completion, tenant acceptance, and lease commencement. Stage 6: stabilization (6 to 12 months of lease ramp) and takeout to CTL or CMBS perm.
The binding constraint at every stage has shifted toward power and interconnect mechanics. Sponsors who can compress the interconnect timeline through grandfathered queue positions, BTM strategies, or acquired land with existing capacity allocations carry a significant economic advantage.
