Short answer
60% to 75% loan-to-cost depending on tenant credit and execution.
Why leverage varies so widely
The leverage range on a hyperscale data center construction loan is wider than on most CRE asset classes because the underlying risk profile changes substantially with tenant credit and pre-leasing. A fully pre-leased build-to-suit for an investment-grade hyperscale tenant is closer to a credit-tenant deal in risk profile, and bank syndicates will go to the top of the leverage range at the tightest spreads. A speculative powered-shell project carries lease-up risk on top of construction risk and forces both lower senior leverage and wider pricing.
