How does extended-stay hotel financing differ from transient hotels?

Short answer

Extended-stay hotels (1+ week typical stay) operate with lower expense ratios (50-60% vs. 60-70% for select-service transient), higher and more stable occupancy , and fewer operational touchpoints. Financing reflects more residential-like cash flow stability, debt yield floors about 50 to 100 basis points tighter than transient select-service, in line with 8.5%-10% versus 9%-11% floors.

Extended-stay financing economics and lender treatment

Operating model: extended-stay hotels target longer-stay business and project-based travel. Average stay 5-30 nights vs. 1-3 nights for transient. Higher occupancy and lower per-room operating cost create stronger margins.

Expense ratio advantage: extended-stay operates at 50-60% expense ratios because of lower housekeeping frequency (every 7 days vs. daily), simpler F&B (typically free breakfast only), and in-room kitchens reducing F&B revenue but also F&B operating cost. Operating-margin advantage of 10-15 percentage points vs. transient select-service.

Occupancy stability: extended-stay occupancy is typically less volatile than transient. Long-stay corporate accounts and project-based business provide booking visibility 30-90 days out. Per AHLA outlook data, extended-stay was the most resilient segment through 2020-2021 stress.

Lender treatment: extended-stay finances similar to select-service but with tighter debt yield floors (8.5%-10.0% vs. 9.0%-11.0%). Lender bench is similar, banks, CMBS, life cos, debt funds. CMBS particularly comfortable with extended-stay because of cash flow stability.

Construction economics: extended-stay properties cost slightly more per key than select-service ($150-$220K/key vs. $140-$200K/key) because of in-room kitchens and larger room sizes. Stabilized RevPAR is typically lower than transient but with longer-tail occupancy.

Sponsor playbook: extended-stay is one of the more financeable hospitality subsectors. Lender bench is broad and pricing is competitive. Best fit for sponsors targeting suburban or near-corporate-employer markets with steady project-based demand.
