What products does TAH offer?
Conventional first-lien permanent loans, tax-exempt loan executions for new bond financings, bond credit-enhancement supporting borrower-issued bonds, and bridge-to-perm or forward products for new 4% and 9% LIHTC deals through lease-up. Four percent and nine percent are credit rates, not a lease-up window. Each product targets a specific affordable-housing financing need.
What underwriting differences apply?
TAH lenders accept documented LIHTC or HAP contract revenue as in-place income, even where current rent rolls show the contract structure as a discount to market rent. They also accept restricted-rent deals with covenant terms that conventional underwriting would discount more aggressively, and credit deeper-affordability layers (60 percent and 50 percent AMI tiers) for additional pricing improvement and proceeds.
