What is a Freddie Optigo loan?

Short answer

Optigo is Freddie Mac 's multifamily lender network. Approved Optigo lenders originate to Freddie's underwriting and pricing standards. New small multifamily loans are Optigo Conventional Small, generally $2 million to $10 million. Freddie Mac stopped taking new Small Balance Loan applications on April 30, 2026. Conventional Optigo covers larger multifamily, with execution generally similar to Fannie DUS.

How does Optigo differ from Fannie DUS?

Mechanically very similar, approved lender network, delegated origination to standardized credit boxes, fixed-rate non-recourse structures with 5/7/10-year terms and 30-year amortization. The differences are at the margin: pricing can run a few basis points either direction depending on the week, sizing test inputs differ slightly. New small loans are Optigo Conventional Small, generally $2 million to $10 million.

Most multifamily deals get quoted side-by-side from a Fannie DUS lender and a Freddie Optigo lender. The choice often comes down to current-week pricing, debt-yield treatment, IO availability, and execution timeline.

What is Conventional Small good for?

Conventional Small loans, generally $2 million to $10 million, on stabilized multifamily of 5 or more units. New SBL applications ended April 30, 2026. Faster process than conventional agency, lighter third-party report requirements, simpler legal docs. Typical execution: 45 to 75 days from term sheet to closing.
