Modern ground leases work across hospitality (property continues operator-managed under a leasehold), BTR / SFR (improvements remain operator-controlled), data centers (specialized improvements remain operator-controlled with power infrastructure), and adaptive reuse (improvements depreciated separately from the underlying land). Each asset class has specific leasehold-financing nuances and a specialty lender options.
Asset-class-specific leasehold financing patterns
Hospitality (limited-service hotel, full-service hotel, resort): leasehold financing routes through CMBS hospitality conduits, hospitality-experienced life-co, and hospitality bridge lenders. Lenders pay close attention to the leasehold-versus-fee NOI split because hospitality NOI is volatile, a fixed ground rent on volatile hospitality NOI can stress DSCR materially. CPI-capped escalation preferred over fixed-step on hospitality leaseholds.
BTR / SFR rental: build-to-rent and SFR rental ground-lease structures have grown materially since 2020 as institutional BTR investors pursue land-light strategies. Agency multifamily (Fannie / Freddie) finance ground-leased BTR communities with the leasehold-mortgagee protection package; lenders confirm residual lease term + 30-year maturity cushion.
Data centers: ground leases on data center sites typically run 99-year terms with options, escalations capped, and broad assignment / sublet rights for leasehold-mortgagee foreclosure. Hyperscaler-leased data center economics make a ground-leased structure efficient, the hyperscaler tenant credit absorbs the leasehold structure risk.
Adaptive reuse / office-to-residential conversion: ground leases on legacy CBD office sites converting to residential have been used to align long-term land economics with the post-conversion tenant base. Conversion-construction lenders and post-conversion permanent lenders both apply leasehold-mortgagee protection requirements.
Hospitality, build-to-rent, data centers, adaptive reuse, and sale-leaseback all use ground leases. The unifying discipline is the leasehold-mortgagee protection package and rent-reset visibility.
