At Masterson Capital Markets, the success fee is agreed in writing before engagement and is payable only when the financing closes. No advisor fee is charged if the financing does not close. Third-party costs, such as appraisal , environmental, title, survey, and lender legal fees, are separate and may be due during diligence.
What is included in the fee?
Underwriting and packaging, market outreach to multiple lenders, term sheet comparison and negotiation, closing quarterback through funding. Most advisors do not charge separately for travel, third-party report management, or borrower-legal coordination.
Hard third-party costs (appraisal, environmental, engineering, lender legal, title, escrow) are paid by the borrower outside the advisor fee. These run typically 0.4% to 0.8% of loan amount on a routine deal.
Is the fee worth it?
The value depends on the terms and execution needs of the assignment. Compare actual proposals on all-in cost, loan proceeds, interest-only period, prepayment, recourse, reserves, and closing conditions. We do not promise savings or a particular financing outcome.
