What does a commercial real estate debt advisor do?

Short answer

A CRE debt advisor packages your deal for the lender market, runs a parallel quote process across the lender categories that fit, negotiates terms, and quarterbacks the closing . The job is to find the best execution for your specific deal, not to sell whatever loan a single lender offers.

What is the actual workflow?

Underwriting and packaging: pull and normalize the operating data, build a loan request memo with property and sponsor narrative, identify the right capital sources for the deal.

Parallel process: contact lenders selected for fit, manage questions, and compare proposals as they arrive. Response and term-sheet timing varies by lender and transaction.

Term sheet negotiation: compare apples-to-apples across pricing, sizing, IO, prepayment, recourse, reserves, covenants. Negotiate the winning lender's terms and lock the deal.

Closing quarterback: manage third-party reports, lender legal, borrower legal, title, insurance, and the closing schedule. Resolve issues before they become problems.

How does an advisor get paid?

At Masterson Capital Markets, the advisory fee is agreed in writing before engagement and is due only if financing closes. No MCM advisory fee is due if the financing does not close. Third-party diligence and lender costs are separate and may be due before closing.
