What is a lender application fee?

Short answer

A lender application fee covers third-party reports ( appraisal , environmental, engineering, zoning) and a portion of the lender's internal underwriting time. It is typically posted at term-sheet acceptance, partially refundable if the lender withdraws, and credited at closing against final costs.

What is included?

The third-party reports themselves (appraisal $5,000 to 25,000, Phase I $2,500 to 6,000, property condition $4,000 to 10,000, zoning $1,500 to 4,000), plus a non-refundable processing component (typically $5,000 to 25,000) for the lender's underwriter time. Together these usually total $15,000 to 60,000 on a mid-size deal.

How should sponsors negotiate?

Cap the lender's legal and processing components separately from the third-party hard costs. Require a refund of unused funds if the lender withdraws for reasons other than borrower performance. Confirm whether your advisor can reuse third-party reports if the deal moves to a different lender after appraisal is complete.
