Partial-release fees typically require a paydown of 105 to 125 percent of the released parcel's allocated loan amount, plus servicer review fees of $5,000 to 25,000 and lender legal cost. Tests usually require remaining-collateral debt yield and DSCR to meet origination thresholds after the release.
How is the released amount calculated?
At origination, the lender allocates a portion of the loan to each parcel based on net operating income contribution, value, or a negotiated formula. The release premium (above 100 percent) protects the lender from negative selection, sponsors selling the strongest parcels first and leaving weaker collateral.
What tests apply to remaining collateral?
Remaining-collateral debt yield (typically the origination floor or higher), DSCR (often 1.20 to 1.30x), and absence of events of default. Some loans also require remaining LTV at or below origination, meaning a release after value has declined can be effectively impossible without a substantial principal paydown.
