GSE correspondents and aggregators

Two structural lanes inside the agency bench. Same product, different economics.

Short answer

Fannie DUS and Freddie Optigo lenders include both balance-sheet originators (banks and life cos that hold delegated authority) and correspondents and aggregators that originate to a matched-book or warehouse before delivery.

What is the structural difference?

A balance-sheet DUS or Optigo lender is a bank, life co, or large mortgage banker that holds the loan briefly between origination and agency delivery, taking interest-rate risk during the warehouse period. A correspondent or aggregator is typically a smaller mortgage banker that originates to a forward-sale agreement with a balance-sheet partner, with no warehouse risk and no balance-sheet capital at stake.

Both deliver the same Fannie DUS or Freddie Optigo product to the borrower at closing. The difference shows up in process, fee structure, and the lender's leverage to negotiate inside the agency credit box. Balance-sheet lenders typically have more flexibility to underwrite to the edge of the box and to sit on a deal during a volatile rate week; correspondents follow the matched-book partner's tolerance.

When does a correspondent or aggregator add value?

Sponsors with a strong relationship to a small mortgage banker, deals that fit cleanly inside the agency credit box (no waivers needed), and smaller multifamily loans that smaller correspondents specialize in. Personal service and quick turn on a smaller Conventional Small loan can be materially better at a correspondent than at a balance-sheet lender that treats small loans as overhead. New SBL applications ended April 30, 2026.

When does a balance-sheet lender win?

Larger conventional deals ($25M+) with custom structure (forward delivery, rate-lock options, complex tier-2 sizing). Deals that need a real-time conversation with a credit officer who can decide. Refis with a mid-stream rate move where the borrower wants to lock and the lender needs balance-sheet capacity to bridge to delivery.

Most institutional sponsors maintain coverage with both lanes and quote 2 to 4 lenders per refi, picking the best execution week-to-week. A debt advisor running a competitive process is the cleanest way to get full coverage of both lanes without disclosing the bake-off to each lender individually.

Pricing and fee differences

Per the MBA Quarterly Survey, agency origination volume has been roughly half of all multifamily debt for several years. Fannie DUS and Freddie Optigo are the deepest, most competitive segments of the CRE debt market, and the lender-bench mix between balance-sheet and correspondent shifts year to year as warehousing economics move.

Decision-maker access

At a balance-sheet DUS or Optigo lender, the decision-maker is the chief credit officer or production head plus a credit committee. At a correspondent, the decision-maker is the principal and the matched-book partner's credit officer working in tandem. Sponsors do not typically have direct access to the agency itself except through the lender.

Frequently asked questions

Should I quote a correspondent and a balance-sheet lender on the same deal?

Yes when both are in your network. Pricing tends to print close, but execution mechanics differ enough to matter. The right answer for a specific deal depends on which lender has appetite, capacity, and the better forward-rate view that week.

Does the agency know which lender originates each loan?

Yes. Both Fannie and Freddie review the originating lender, the underwriter, and the credit memo on every delivered loan. Lender performance metrics influence allocation.

Are aggregators on small-balance Optigo a different product?

Same product, different distribution. Several large aggregators handle Freddie Mac Conventional Small. New Small Balance Loan applications ended April 30, 2026.
