  4. Should a data center sponsor take CTL life-co perm or CMBS at stabilization?

How do CTL and CMBS loans compare for a stabilized data center?

Short answer

Long-hold sponsors with one investment-grade tenant default to CTL; sponsors maximizing proceeds for a near-term sale prefer CMBS.

What CTL gives you and what CMBS gives you

CTL is the textbook stabilized execution for a hyperscale-leased building with a single investment-grade tenant under a 10- to 20-year triple-net lease. The lender underwrites primarily on tenant credit, the leverage is conservative, and the pricing is comparable to or inside the tenant's own corporate unsecured debt yield. The diligence is slow (75 to 120 days from term sheet to closing) but the cost of capital over a long hold is the lowest available in the market.

CMBS sits one rung up the leverage ladder at higher pricing. Single-borrower SASB CMBS is routine for $200M-plus portfolios; conduit pool participation works on smaller deals but is selective on single-tenant concentration. Sponsors choose CMBS when they want higher leverage, when the tenant base is multi-tenant, or when the asset has operating-business cash flow rather than a pure triple-net lease.
