LIHTC investor yield combines the 10-year credit stream, depreciation deductions, and end-of-compliance residual. Investor IRR typically targets 4% to 7% (after-tax) depending on project, sponsor, and market conditions. Pricing per dollar of credit is the inverse: higher target IRR means lower cents-per-credit.
What investors earn from a LIHTC investment and how that drives equity pricing
Tax credit programs change with IRS, Treasury, NPS, and CDFI Fund guidance. This page is sponsor-POV process commentary, not tax or legal advice. Engage tax counsel and a tax-credit syndicator for every transaction before relying on the mechanics described.
Investor benefits across the 15-year compliance period: (a) Year 1 to 10: federal tax credits (the headline 9% or 4% credit stream); (b) Year 1 to 15: accelerated depreciation under MACRS on the building (27.5-year residential schedule, with bonus depreciation where applicable); (c) Year 15: residual interest in the partnership at end of compliance, sometimes with a put back to the sponsor at a defined exit price.
Yield calculation: investor model totals the after-tax cash and tax benefits over the 15-year hold and discounts to present value at the investor's target IRR. The pricing per dollar of credit (e.g., 88¢) is the price the investor pays today to receive the future stream; higher target IRR drives a lower price; lower target IRR drives a higher price.
Tax-rate sensitivity: investor yield is highly sensitive to the corporate tax rate. At a 21% federal rate, depreciation deductions shelter less income than at a 35% rate, so the after-tax value of depreciation is lower. Lower corporate tax rates have generally reduced LIHTC investor yields and pricing.
CRA-driven pricing premiums: banks subject to the Community Reinvestment Act often pay premiums for LIHTC equity in their assessment areas because the investment generates CRA credit beyond the standalone investment yield. Insurance companies may have similar regulatory or social-impact reasons to pay premiums.
Sponsor playbook: get pricing quotes from at least three syndicators on every deal. Syndicators that have CRA-driven LIHTC equity often offer the highest pricing; specialty LIHTC funds and corporate direct investors offer different pricing depending on their portfolio needs. Pricing is a meaningful driver of project feasibility, even 1¢ of pricing variance on a $10M credit raise is $100K of equity to the project.
