SFR portfolio lenders analyze rent-roll consistency (rent vs. market rent, rent stability over time), vacancy patterns (occupied days vs. vacant days), per-home turnover cost, and concentration risk (geographic and home-quality). Lender models stabilized cash flow with conservative vacancy and turnover assumptions.
SFR portfolio rent roll underwriting mechanics
Rent roll review: lender pulls actual rent roll across the portfolio. Compares per-home rent to market rent (BPO or third-party rent comp data). Rent significantly above market is haircut to market; rent at or below market is accepted at actual.
Vacancy underwriting: actual vacancy data is reviewed home-by-home. Lender applies a stabilized vacancy assumption (typically 8-10% in stable markets, 10-15% in volatile markets). High actual vacancy in specific geographies may trigger geographic-concentration limits.
Per-home turnover cost: when a tenant vacates, the landlord incurs turnover costs (cleaning, painting, repairs, leasing commission). Lender models per-home turnover cost (typically $1,500-$5,000 per turn) plus expected turnover frequency (typically 30-50% annual turnover for SFR).
Geographic concentration: portfolios concentrated in single MSA face concentration premium. Most lenders cap single-MSA exposure at 25-40% of portfolio. Securitization structures often require 5-10 metro diversification. Geographic concentration affects pricing and sizing.
Home-quality concentration: low-rent / low-value home tiers (under $150K acquisition) face higher per-home operating cost, faster turnover, and more management intensity. Lenders may discount cap rate or require larger reserve.
Sponsor playbook: present clean rent roll data with home-by-home metrics. Geographic and home-quality concentration disclosure is appreciated. Lender's underwriting can be substantially more conservative than sponsor pro-forma, model both views before sourcing debt.
